Kentucky Transpark - State's First Location with Two Build-Ready Sites

Bowling Green, Ky. (December 2, 2014) – Today, Lt. Governor Crit Luallen, the Inter-modal Transportation Authority (ITA), officials from Warren County and the City of Bowling Green, along with members of the Bowling Green Area Chamber of Commerce celebrated the announcement of Kentucky’s first location to offer two new Build-Ready Sites at the Kentucky Transpark.

“Build-Ready is intended to give communities an advantage in attracting new businesses,” said Lt. Gov. Luallen. “Any company that visits these sites knows that it’ll be able to begin construction almost immediately, drastically shortening the time it takes to be operational. This is a major selling point, and we expect these designations to generate even more economic interest in Bowling Green.”

Build-Ready sites are designed to meet the unique needs of today’s businesses. With Build-Ready sites, much of the background work is already completed, and companies have the freedom to begin construction in a short time frame.  According to state specifications, Build-Ready sites have community control of the land to be developed, a prepared building pad (prepared ground/soil/environmental studies), completed preliminary design work, approved site plan permits and necessary utility and transportation infrastructure in place. The long lead times for determining if a site can be used are eliminated and a structure can be placed immediately. The Transpark sites are only the second and third sites state-wide that have met these qualifications.

Not one, but two sites totaling 33 acres located just across from Bowling Green Metalforming on highway 68/80 have met Build Ready qualifications. Lot 4B features a pad ready to accept a 108,000 square foot building on 22 acres, with expansion pre-approved to 216,000 square feet and up to 432,000 square feet with an additional Detailed Development Plan filing. Lot 4D is prepared for a 60,350 square foot building with pre-approved expansion to 120,700 square feet. Electric, water, sewer and gas are already routed to the property lines, with fiber optic available as well. The Transpark is also home to the only CSX Select Site in Kentucky for top-tier rail freight capabilities.

 “We are proud to announce the South Central Kentucky region’s first two Build-Ready Initiative sites will be located here in the Kentucky Transpark,” stated John Mark Fones, Chairman of the Bowling Green Area Chamber of Commerce Board of Directors. Fones noted that, “Companies looking to locate in South Central Kentucky now have not one, but two turn-key land options right here designed with success in mind.”

The Transpark has seen great success in recent years.  Over the next 10 years, the Transpark is projected have a $3.6 billion economic impact on South Central Kentucky. As of October 2014, the Transpark employed more than 1,400 South Central Kentucky residents, contributing over $78 million in payroll to South Central Kentucky families. The past year alone has seen the addition of 350 new positions, and more are slated before year end.

“Bowling Green has flourished with the advancements made at the Kentucky Transpark, and because of programs like this, we can give even more back to our citizens by proactively helping move business to the region,” stated Mayor Bruce Wilkerson.

The Kentucky Transpark offers tenants access to rail service and major highways and is in close proximity to Interstate 65, international airports and the Owensboro Riverport.
